We used Mr. Ben yesterday for our home inspection. We hired him as we are buying a home and wanted to be well informed of what we were buying. Ben was very professional and very informative during the inspection. He answered any questions that we had. He was able to detect issues that we would have never even known were in the home. We are first time home buyers so we didn’t really know what to look for or expect on our own. We are very thankful for him. After his report which was given to us directly after the inspection (some guys you wait days) we were able to make a well informed and confident decision on the direction we wanted to take with buying the home. We will be using Ben and his company again for our needs as they come and also be recommending him to our friends and family. We are so happy with the services he provided. Some inspectors will half perform the job or not be thorough or have limited reports but not this guy. He exceeded our expectations! Thanks Ben!

The inspection report completed by Ben Skelton saved us almost $1300! The HVAC issue happened after our last visit to the property & before the inspection. Getting it repaired by the Seller saved us finding the problem after the closing & the expense. We're definitely ahead monetarily. Thanks, Ben!

Wanted to leave this as a recommendation to look into another inspector. I'm more a fan of leaving positive reviews in general but want to warn after three weeks of no response/updates. We chose Skelton House2Home due to the good google reviews and him offering a sewer scope during the inspection (this was very important to us but get an experienced plumber instead if you want this!).
I've had multiple homes inspected by various companies and have had great confidence with all of them until we contracted with Skelton House2Home. This inspector was very lackluster in comparison to the multiple different companies we have worked with. Between complaining about being up until 3-4am every night, trying to overcharge for things not done, and a lack of follow-up communication - Those are just a few reasons to avoid. He will want to schedule the inspection later in the day (due to being up until 3-4am) and one consequence will be most of the attic will ne to be avoided during the inspection. You will most likely get "Temperature in the attic exceeds 130 degrees. The body can go in shock after being in 130 degrees for as little as 6 minutes. When the temperature is this hot. I will hang out around the entrance for my health and safety. " for that portion of the inspection. This is nothing I've ever experienced having countless contractors, inspectors, and myself in my attic in Florida, in the summer.
In quotes is directly from my inspection report as of 9/11/2024 for the sewer scope portion - Note the inspection was performed on 8/23/2024 -

I could not run my camera all the way to the municipal. The main lateral under ground is cast iron. Cast iron has rust build up on the inside that grabs ahold of the metal and the spring on the camera that limits its movement at corners.
We do know from the inspection that not all plumbing was replaced, only up until the slab for the garage has been.
**Video will be uploaded tomorrow. I’m currently up working at 4:20 am as I’m typing this, and my camera/memory card is outside. I’ll upload the video tomorrow, I just don’t want to risk opening the door and waking my kids up. " -

THE VIDEO WE PAID FOR STILL HAS NOT BEEN UPLOADED AND WOULD AT BEST BE A FEW MINUTES LONG... Within the agreement, there is a disclaimer about the sewer scope - I'm highlighting in quotes what I consider a pertinent piece of information - "In the event that there are impassible areas in the system, you may be given a refund depending on how much time has taken place."
We were not present for the majority of the inspection not interrupt his work, I WOULD HIGHLY SUGGEST BEING THERE THE ENTIRE TIME TO MONITOR WHAT IS BEING DONE IF YOU USE THIS COMPANY. We were there for the "scoping" portion, and it was barely 10 minutes worth of work to be told almost immediately he can't do the scope beyond a few feet. Since we paid full price for this, I went back after the fact and reminded him about the agreement disclosure and feel we'd be entitled to a refund due to "how much time it took" - It was not worth an extra $175, he never responded to me asking about a partial refund (a good company would respond back at minimum). He also tried to charge me extra for a standalone garage/shop with electric we wanted inspected (He tried a few keys and couldn't get in) - So we agreed to scrap it. He was arguing it should be $125 less for us when it was being charged $175 extra - I had to pull up the invoice document on my phone to show him he was charging $175. The total inspection was $700 for the home inspection, the pool and the sewer scope (It was going to be $875 with the separate building inspection where he wanted to discount us $125). All in all felt hurriedly done and trying to be wrapped up with as little effort as possible.
I will have other home inspections in the near future and will be going with another company. The next company I review will hopefully be positive and of one I can recommend to our friends/family/co-workers.
